A score you cannot take apart is just an opinion. This one comes apart into 5 categories, each worth a fixed share of the 100 — so you are never told your listing is a 71 without also being told which categories cost you the other 29, and how many points each one is worth fixing.
Every part is measured against the nearby listings actually competing with you, not a national average. That is what turns it from a grade into a running order: the biggest gap is the first thing to fix, and you can see how much it is worth before you spend a weekend on it.
