1. Service Description

Bnbs AI provides data-driven insights for short-term rental hosts. The Service uses AI (LLM) to analyze publicly available Airbnb data. We do not access Airbnb data directly—our AI/LLM accesses only publicly visible information that is available to anyone viewing Airbnb listings, similar to how a web browser would access it.

The Service uses AI to generate performance comparisons, pricing suggestions, amenity recommendations, review intelligence, weekly action plans, and listing insights based on this publicly available data. You can track and optimize up to 5 listings from a multi-property dashboard.

We do not guarantee:

• increased bookings
• increased revenue
• improved rankings
• accuracy or completeness of insights

Bnbs AI is not financial, business, real-estate, tax, or legal advice.

2. Eligibility

You must be 18 years or older to use the Service.

3. No Guarantee of Accuracy

The data we provide may be incomplete, delayed, or inaccurate.

You acknowledge and agree that:

• All insights are generated automatically using AI.
• Recommendations may not reflect real-time market conditions.
• You are solely responsible for any decisions made using our information.

We disclaim all responsibility for:

• financial losses
• lost bookings
• adverse business outcomes
• inaccurate or incomplete insights

4. No Affiliation With Airbnb

Bnbs AI is an independent service and is not affiliated with, endorsed by, or sponsored by Airbnb, Inc. or any other platform.

5. User Accounts

You are responsible for:

• keeping your login credentials confidential
• all activity under your account
• notifying us at support@bnbs.ai of unauthorized access

6. Subscriptions & Payments

Where you cancel and who issues a refund depend on where you bought, because the two purchase routes have different billing relationships. Find the one that matches your purchase.

Bought on this website

• Payments are processed by Stripe. We never receive or store your card details.
• Subscriptions renew automatically — monthly or annually, whichever you chose — until you cancel.
• You can cancel at any time from your account page, which opens the billing portal. No email required, and you do not have to ask us.
• Cancelling stops the next renewal. Your plan keeps working until the end of the period you have already paid for, and is not prorated or refunded for the remainder of that period.
• Where a plan includes a free trial, cancelling before the trial ends means you are not charged at all.
• A one-time report is delivered as soon as it is generated and is not a recurring charge.

We do not offer refunds for partial subscription periods. If you were charged in error, or something on our side stopped you receiving what you paid for, email support@bnbs.ai and we will put it right. Nothing here limits any statutory cancellation or refund right you have under the consumer law that applies to you.

Bought in the iOS app

• Payments are processed by Apple, and Apple holds the billing relationship.
• Subscriptions automatically renew unless canceled.
• You cancel in your device's subscription settings, not here.
• Refunds are requested from Apple and follow Apple's policies, not ours.

7. Prohibited Uses

You agree not to:

• reverse-engineer or extract Bnbs AI's proprietary logic or models
• scrape or harvest data
• use the Service for unlawful or harmful purposes
• copy, redistribute, or replicate our analytics, designs, or models
• manipulate or interfere with Service operations

8. Intellectual Property

All content, trademarks, algorithms, analytics, designs, and branding are owned exclusively by Bnbs AI.

You may not copy or distribute any part of the Service without written permission.

9. Limitation of Liability

To the maximum extent permitted by law:

We are not liable for:

• lost revenue, profits, or future bookings
• business interruption
• inaccurate or incomplete analytics
• user decisions based on our suggestions
• indirect, incidental, punitive, or consequential damages

Your sole remedy for dissatisfaction is to stop using the Service.

10. Indemnification

You agree to indemnify and hold harmless Bnbs AI and Designer Alerts Inc., from any claim, liability, damage, loss, or legal fee arising from:

• your use of the Service
• your hosting activities
• your violation of these Terms

11. Privacy

Your use of the Service also constitutes acceptance of our Privacy Policy.

We collect minimal information necessary to operate the Service.

12. Termination

We may suspend or terminate your access at any time if you violate these Terms or abuse the Service.

13. Governing Law

These Terms are governed by the laws of the State of New York.
