They are used here only to describe what this service analyses, and their use does not imply any endorsement or partnership.
Where the numbers come from
Every figure is derived from listing information that is publicly visible to anyone browsing Airbnb — your listing and the listings competing with it. Bnbs AI does not connect to your Airbnb account, does not sign in on your behalf, and cannot change a price, a calendar, a listing, or anything else in your account.
Because of that, the figures here will not match your Airbnb dashboard. Occupancy, booking pace and revenue estimates are inferred from what is publicly bookable, not read from your host account. They are a view of the market, not a record of your business.
Estimates, not predictions
Scores, suggested prices, RevPAR, booking pace, amenity premiums and every other number in this product are estimates produced by a model. They are not forecasts, guarantees, or promises of future bookings or revenue.
Nothing here guarantees that following a suggestion will increase your bookings, your rate, your rating, or your income. Results vary with season, location, competition, and a great many things this service cannot see.
Some of this is generated by AI
Parts of the analysis — summaries, suggestions, review sentiment — are produced using large language models. AI output can be wrong, can miss context, and can state something incorrect with complete confidence. Treat it as a starting point for your own judgement, and check anything you intend to act on.
Not professional advice
Bnbs AI is an analytics tool. Nothing it produces is financial, investment, tax, accounting, or legal advice, and no part of it should be relied on as a substitute for a qualified professional who knows your circumstances.
Pricing decisions are yours. So is the responsibility for whether a price, a policy, or a listing change makes sense for your property.
Local law is your responsibility
Short-term rental rules vary enormously — permits and registration, night caps, zoning, occupancy and safety requirements, lodging and income tax, HOA rules, lease terms, insurance conditions. Bnbs AI does not assess any of them, does not know which apply to you, and its suggestions do not take them into account.
Complying with every law and agreement that applies to your property is entirely your responsibility.
Data accuracy and availability
Listing data changes constantly and is collected at a point in time. It can be incomplete, stale, or unavailable — a listing may be removed, a calendar may change, or an upstream source may fail. Bnbs AI is provided on an “as is” and “as available” basis, without warranties of any kind, express or implied, including accuracy, availability, or fitness for a particular purpose.
Subscriptions and billing
Paid plans renew automatically until cancelled. Web payments are processed by Stripe; purchases made inside the iOS app are processed by Apple and are governed by Apple’s terms, including its refund policy. Cancelling a plan bought in the app has to be done through your Apple account, not here. Full terms are in the Terms of Service.
